Middletown Township, Bucks County, PA
Project Overview
A client planned to convert a former dental office into general professional office space. The project required interior alterations along with permit approvals from Middletown Township.
Permit Masters was engaged early in the process to review the proposed plans and identify the most efficient path to code compliance.
Project Planning and Code Review
I met with the client and architect to review the proposed layout and evaluate the applicable building code requirements.
Through careful analysis of the proposed work, I structured the project as a Level 1 Alteration under the existing building code. This classification limited additional code triggers that could have increased construction scope and cost.
During the plan review process, I also recommended revisions to certain design elements that may have resulted in additional comments from the plans examiner. Addressing these items early helped streamline the approval process.
Accessibility Considerations
Accessibility requirements were carefully evaluated and incorporated into the design in a practical way. The goal was to ensure compliance with applicable regulations while minimizing unnecessary construction impact.
Permit Approval and Project Completion
The completed permit submission was reviewed and approved by the township. Required inspections were scheduled and completed as construction progressed.
Upon final inspection, the township issued the Certificate of Occupancy, confirming the building’s compliance for professional office use.
Result
By structuring the project correctly and addressing potential review comments in advance, the permitting process moved forward efficiently.
The client was able to complete the renovation and occupy the space with minimal delays.
